Preparing Your home for a Spring Sale.

Spring is in the air and as a REALTOR® I can feel the pent up buyers demand coming in full force.

Spring is looking to be an even livelier home-selling season this year because home buyers want to act before interest rates or home prices rise. That being said, buyers insist on finding a good deal. Even in a seller’s markets, where the supply of homes for sale can’t meet demand from buyers, the overpriced homes will be at a disadvantage.

Since the beginning of the year I have confronted competing offers on almost all the homes I’ve listed or sold, but houses with too-high asking prices aren’t selling at all. There are three main points that sell a home in any market or season: location, condition and price. If one of those three elements are off, your home may not sell, but you can always compromise on a less-than-perfect location with a better price.

Here are a five tips to sell your home this spring.

1. Buyers make a connection to a home they find suitable for their family with in 60 seconds, so you want to make sure nothing turns them off before they even open the front door. When your home is cluttered buyers can’t see the true amount of space your home has and this leaves them to wonder if there is enough room for their things. You want your home to look like is always has plenty of space.

3. If you know a home inspector is going to find something wrong with your house, go ahead and fix it first, if your not sure have your home inspected for your own peace of mind. Most sellers know if something is broken. It makes more sense to do the repairs ahead of time rather than wait for a buyer to request it. Buyers may end up asking you to reduce the selling price by $500 on what should cost $100 to fix. Just make sure you hire a reliable repair company.

4. Even though prices are rising in some areas of Windsor and Essex County, Sellers need to be reasonable and compare their homes to similar properties that have recently sold. Buyers today are educated shoppers. If you price too low, they’ll think something is wrong with your home. If you price it too high and have to lower your price, it will hurt you more than if you price it right the first time. Overpriced homes that stay on the market for 90 to 120 days are extremely difficult to sell. The other danger of overpricing is that appraisers are cautious and may not value your home as high as the sales price even if you find a buyer willing to pay that much.
